When buyers begin exploring Pittsburgh, they quickly discover that choosing a community involves much more than comparing home prices. School districts, property taxes, commuting routes, lot sizes, housing age, and access to new construction can differ substantially from one municipality to the next.

Rightmyer Estates, a planned residential development in Adams Township, brings many of those considerations together in one project.

A New-Construction Option in Adams Township

Located near Davidson Road and Glade Run Road, Rightmyer Estates is planned as a 30-home community on approximately 52 acres.

According to local reporting, Infinity Custom Homes was selected to build homes expected to average approximately 4,500 square feet, including basement space, on lots of at least half an acre. Initial pricing was projected to fall between $1 million and $2 million, although availability, specifications, pricing, and construction schedules should always be confirmed directly with the builder.

For buyers relocating to the Pittsburgh region, the development represents another opportunity to consider new construction in Butler County and the Mars Area School District.

The Larger Relocation Decision

Rightmyer Estates also highlights one of the most important choices facing buyers moving to Pittsburgh: new construction versus an established community.

Adams Township may appeal to buyers considering:

  • Newer homes and contemporary floor plans
  • Larger homesites
  • Access to the Route 228,Interstate 79 and the PA Turnpike
  • The Mars Area School District
  • Butler County’s tax structure
  • Expanding retail, dining, and services along Route 228
  • Possibility of Route 228 becoming a four-lane road to Route 8

Those benefits should be compared with the features available in other Pittsburgh-area communities.

Peters Township, Cecil Township offers additional new-construction opportunities south of Pittsburgh and Jackson Township in the north.

There is no universally “best” choice. The right community depends on how the buyer intends to live.

What Buyers Should Review Before Choosing a Lot

Before committing to a new-construction home, buyers should understand more than the advertised base price. Important questions include:

What is included in the base price?

Model homes frequently contain structural options, upgraded materials, additional lighting, custom cabinetry, finished lower levels, landscaping, and other features that are not included in the starting price.

How will the lot affect the home?

Lot position can influence grading, driveway slope, retaining walls, draina

Relocation  Guidance in New Construction

When my clients consider new construction, they benefit from a coordinated level of guidance that extends well beyond selecting a floor plan and finishes.

My partner, Don Minehart, works alongside me when representing new-construction buyers and frequently assists as a showing agent for existing homes. Don is a former real estate broker and Master Home Inspector who has served as project coordinator for four new-home construction projects and as a consultant to builders.

My legal and negotiation background, combined with Don’s experience in construction, inspections, and real estate, helps us guide clients through lot selection, site conditions, building plans, allowances, change orders, inspections, deadlines, and builder communications. For relocating buyers who may be managing much of the process from a distance, this combined perspective can help identify important questions early, reduce costly surprises, and provide greater confidence from contract through completion.

Our experience strengthens the real estate guidance we provide but does not replace the services of an independent home inspector, engineer, or attorney when those professionals are appropriate.
