Meet Sharon

Sharon’s background is more than a list of credentials. It shapes how she evaluates risk, examines a property, develops a negotiation strategy and protects her clients throughout the transaction.

Legal Perspective

Many agents focus primarily on price and closing date. Sharon sees the entire structure of the transaction.
Drawing on her experience as a former attorney, she examines how contract language, deadlines, contingencies, loan underwriting requirements, and closing documents can affect her client’s position. When preparing an offer, Sharon structures the terms deliberately—balancing competitiveness, protection, and the client’s broader objectives.
Although Sharon does not act as an attorney or provide legal advice, her legal training helps her recognize potential concerns, ask better questions, and reduce costly surprises. In a transaction where one clause or missed deadline can change the outcome, that perspective can be a game changer.

Inspection Authority

Many agents simply forward the inspection report and ask their clients how they would like to respond. Sharon takes a more active, informed approach.
Drawing on her experience as the former owner of an award-winning home inspection company, Sharon reads the report closely, identifies findings that require clarification, and, when warranted, questions how an issue was evaluated or described.
Her understanding helps clients distinguish routine maintenance from significant concerns, evaluate potential costs, and develop a stronger repair or seller-concession strategy. During one of the most consequential stages of a purchase, Sharon’s inspection knowledge can be a game changer.

Negotiation Strategy

Many agents view negotiation as an exchange of price and terms. Sharon approaches it as a disciplined process involving information, leverage, timing, and communication.
Her preparation extends far beyond certification. In addition to being a Certified Expert Negotiator, Sharon has studied the methods of the Black Swan Group. Her legal education at Temple Law School also included training in courtroom advocacy, persuasion, and presenting a client’s position effectively. She listens for what is not being said, identifies motivations and constraints, and builds a strategy around her client’s strongest position.
This depth of training provides a level of strategic representation uncommon in real estate.

One Client.

One Side.

Undivided Loyalty.

Dual agency is not simply a matter of convenience. When one agent represents both the buyer and seller, that agent cannot fully advocate against either party—even when their interests conflict over price, inspections, appraisal issues, credits, deadlines, or other important terms.

Those details can affect a client’s outcome by thousands of dollars.

Sharon does not practice dual agency. She represents one side and protects that client’s position. If an unrepresented buyer is interested in Sharon’s listing, the buyer is directed to a separate agent or attorney so each party can receive independent guidance and meaningful advocacy.
