Pittsburgh-Area Home Prices & Market Comparisons

What does your home-buying budget look like in different Pittsburgh-area communities? Comparing recent sale prices can help you understand the market and decide where to explore.

Start with Upper St. Clair, Mt. Lebanon, and Peters Township. Look beyond the headline price to consider the size, condition, location, and features of available homes, along with property taxes and ongoing ownership costs.

What Does Median Home Price Mean?

The median sale price is the middle price among homes sold during a specific period: half sold for more and half sold for less.

For example, if five homes sold for $300,000, $400,000, $500,000, $600,000, and $900,000, the median sale price would be $500,000. This is an illustration, not a current market figure.

The median describes the homes that sold during that period. It does not tell you what every home in the community is worth. A month with more large or newly renovated homes selling can have a higher median, even if individual property values have changed very little.

How to Read This Comparison

Median sale price reflects completed sales, while median listing price reflects asking prices. These figures describe different groups of homes, so the difference between them is not a measure of the discount buyers negotiated.

Each community offers homes above and below its median. Size, condition, lot, location, and the mix of properties sold can affect the figures. Use this snapshot to understand the broader market, then compare recent sales of homes similar to the property you are considering.

Figures use Realtor.com’s reporting areas and property coverage, which may differ from municipal boundaries or an MLS search.
